Dear Supervisor Kauffman:
First, thanks to Jeff McKay for bringing this plan on Highland Drive to our attention. We have reviewed the plan and have numerous concerns, not the least of which is additional development on marine clay in the Rose Hill area. The county soils map identifies this property as being completely within a marine clay zone. We notice that the plan calls for extensive retaining walls in an effort to stabilize the site.
We are aware the property is zoned C-5 and the applicant plans to use the building for four separate commercial activities. The plan calls for a 12,500 square foot building and 59 parking spaces. Such intense coverage of the site leads to our concerns about water runoff and its effect on marine clay off site.
We also note that the application is asking for modifications of the screening and barrier requirements. Give the intensity of the proposed use, we are opposed to the county granting any modifications of the 20-foot rear yard screening and the associated barrier requirements. The neighbors on Maryview Street deserve additional screening, not less. We would appreciate being kept informed concerning the progress of this application.
